POOL AND POOL GATES
THE TENANT WAS SUPPOSED TO HIRE A CONTARCTOR to service the pool (see lease - pool and spa addendum)
the tenant was supposed to ensure that the pool chemicals were up to date , the filters were periodically cleaned - and the pool was always full of water at the appropriate levels

[1] theREALTOR upon ispecteion informed that the pool was not blue but like a pond
[2] even afetr the teannt cleaned the ppol -the pool water levels were below the danger mark - the landlord informed but the tenant said its fine and that he will do it when its apporpriate
[3[ when the teannt left not only was pool lacking water (the water bill for filling the pool to right elevsl coems out to approximately $80 - rounded to the decinal) but also the tenant took away the hose subsequetnly w e had to hire someone for 2 hours to fill the pool - and we paid him - and then lhe left and then neighboir came and then filled it with water - and after that the filter break down had to happen because suctioon was low - and the pooiol had tocleaned - the chemeicals were low - the cya levsl were also low and the pool had to be cleaned
ps the pool gates missing - and the tenant installed some gates - that ha to be removed

if the tenant had followed the lease the tenantwould ahev ghire da pool contractor professional to take care of the pool
the lowest price per month for such a pool serviceat this house - comes out to be $ 250 per month
the tetannt stayed at the hosue for 5 years plus few days
the cost forlegal colease compliace would have been
$ 250* 5* 12
ie $3000 per year or $15.000 for a period of 5 years
this far exceeds the secuity depoisyt of the tenants
